What's Stopping You From Getting a Mortgage?

If buying a home has been on your mind but something's been holding you back, chances are it's one of three things: the deposit, affordability, or your credit history. These are the barriers we hear about most often — and in many cases, they're not the roadblocks people assume they are.
Let's look at each one in detail.
"I don't have a big enough deposit"
There are more options here than most people realise. Some lenders will allow you to borrow 100% of the property's value, meaning no deposit at all. Others require just 5% or 10%, and the options continue from there.
The right route depends on your circumstances, but the key takeaway is this: a small deposit — or even no deposit — doesn't automatically rule you out. It's well worth exploring before you write yourself off.
"I don't earn enough to borrow what I need"
Affordability is worked out based on your income. Most lenders will offer around 4.5 times your income, and many people take that as a fixed ceiling.
It isn't. If you meet the right criteria, some lenders will lend 5, 5.5, 6, or even 7 times your income. That difference can be substantial — it could be what moves your ideal home from "out of reach" to "achievable".
"My credit file isn't perfect"
CCJs, defaults, late payments — issues like these put a lot of people off applying altogether. And it's true that some lenders won't accommodate them.
But plenty of others will. There's a whole range of lenders out there, each with different criteria, and a mark on your credit file doesn't have to mean the end of the road. What matters is finding the lender whose criteria fit your situation.
The common thread: your situation is individual
Whichever of these applies to you, the answer is the same — get your individual circumstances assessed by a mortgage broker. A comparison site can't see the full picture, and what worked for a friend or family member may not be right for you.
A broker's job is to look at your specific situation and match you with the best lender and product for your needs. Often, the barrier you thought you had turns out to be much smaller than expected — or not a barrier at all.
